MLC PROPERTIES NEWSLETTER 10/2009
Hi Everyone,
It has been awhile. Wow,
what a tough year so far! We are having the same problems you and the rest
of the country's having. We all
have to keep on going and hope that something positive will break soon.
I know it will, I’m an optimist.
The banks however have really been
looking at our books, so please pay the rent on time. They will NOT tolerate the rent being
paid late. We have had more evictions in the last six months than we
have had in the last nine years. Enough of that.
I hope you had
a good summer. The weather was kind of weird but still enjoyable.
As I do every year at this time, we need to go over a few things. Actually,
a lot of things, since you have not heard from me for a long time. Winter
will be here before you know it. Please take out all your air conditioners
(not Glenwood). Put up plastic if you think air is getting in through
the windows. Everything must be taken off the porches (including bikes).
I say this every year and some of you get mad when we throw your stuff
out. You will have until Oct. 19th. After that we will toss
out anything on the porches until March 20th.
The city/county
heat temperatures are as follows: 68 degrees from 8:30am- 10:30pm and
66 degrees from 10:30pm-8:30am. Please change your batteries in your
smoke/Co2 detectors (not Glenwood). YOU ALL HAVE THEM. We have been
fined four times for over flowing the garbage dumpsters. The fine is
$500.00. (the city needs money) Please, if one dumpster is full, walk
to the other one and put your garbage in that one. We have plenty of
dumpsters. And don’t leave your garbage in the hallways or on the
back porches.
We have almost tripled our cost of extermination this
year. We have had more complaints about Roaches and now Bed Bugs. As
you have probably heard the entire city is having a Bed Bug problem.
Thank God we are not. As you know, Roaches and Bed Bugs are not caused
by the landlord. It is YOUR RESPONSIBILITY to have a clean home. Because of
this ongoing problem, we will now be doing home inspections
to make sure that your home is clean and bug free. We will notify you
in advance.
Your neighbors should not
have to deal with bugs caused by you. We will also check at that time how
many people are living in
the apartment. Only those on the lease can occupy the apartment. If
you do have a problem with Roaches /Bed Bugs, it is extremely important
that you notify us to help you. We have an information sheet about Bed
Bugs in the office that we could give or email you. People, no one should
have to live with bugs, KEEP YOUR HOME CLEAN and don’t take in
any used furniture or clothing.
All the buildings have
laundry facilities (not Pine) for your convenience and should be used and
kept clean. Security
is getting better. You are questioning people who you feel don’t belong,
you are calling the police if you see someone kicking in the doors,
and you are notifying us if you feel a tenant is having too many people
coming and going. We thank you. Keep up the good work. Remember to keep
all doors closed. If we feel something is going on illegally in the
building, the city has made it the landlords responsibility to notify
the police, DCFS, etc...and we will. We take the responsibility of giving
our tenants a safe place to live very seriously.
Lastly, we don’t
know if you have a problem if you don’t communicate with us. We are
at the office from 10:30am-5:00 pm, M-F and 10:30am-3:00pm on Saturday,
773-262-7555. I am usually in the office after 2:30pm. We are always
available via email at office@mlcproperties.com
Oh,
I almost forgot. Fargo people, please pick up your dogs poop. We will
not!
Take Care,
Marty

NEWSLETTER 10/2009
Hi Everyone,
I’m sorry it’s been so long.
I know it has been a pretty rough road for all of us. I feel
it will break soon and we all will be doing better. We all have
to hang in there. The bank however, like most businesses, is
really looking at our books. That is why we need to have the
rent on time. We have to submit our accounts receivables (rent)
every two months.
Enough of that. I hope you had a good summer.
The weather was a little weird but still enjoyable. Our restaurant, “Fresh
Starts” had outside seating for the first time. I hope you were
able to enjoy it. Unfortunately we now have to start thinking
of colder weather and the “W” word (winter).
Over the summer
we installed a new and bigger hot water tank. We also did some
roof repairs along with just finishing tuck pointing a great
portion of the building. Hopefully, this will solve some of the
leakage that we had in some of our units.
Please take out all
air conditioners. If you feel that air is coming through your
windows, please put up plastic over your windows. Please change
your batteries in your smoke/Co2 detectors. We also had the carpet
cleaned (you wouldn’t know it) in the hallways. The skid marks
you see are from bicycles. We don’t know what all the spots are
from. I’m asking all of you to help keep our building clean.
I personally have seen people put their garbage outside there
door and noticed the bag is leaking onto the carpet. The laundry
room also needs to be attended to a little better.
We would appreciate
your help. We want to have the garage cleaned also. If you have
anything in your space (other than your car), against the wall,
etc. please remove it. The city has advised us we can not have
anything but cars in the garage. We’ll give you a few weeks and
then we will assume whatever’s left can be thrown out. We have
received a few complaints about people not parking in there assigned
spots.
Also, the Flossmoor police will ticket anyone being seen
backing out from the garage onto Flossmoor Road. Those of you
who have to change a fuse, please throw out the old ones. Do
not put the old ones back on the table. That is unfair to the
next person. I know, that’s a lot of stuff, sorry.
Please don’t
forget to support the stores in our building and in the town.
It is up
to all of us to support the "little guy".
We want to welcome "AN'S
Village Cleaners" and Troy Price to our building. We asked what
was missing in our building and a lot of you said a cleaners.
This is An’s third store. Troy Price took over the attorney’s
office and is a mortgage broker who believe it or not, is able
to get mortgages.
We are still
working on getting the coffee shop open. Tell them you live upstairs.
If you need us, you can
call us at 773-262-7555 or email us at office@mlcproperties.com (we
prefer email)
Take Care, Marty
