I hope this
finds you all well. What great summer weather we had! It looks
like we are still having it! We know however, that winter will
be upon us.
As I always do, I would like to go over just a few things with
you to prepare all of us for the next few months. We have been
making unannounced apartment inspections and finding some very
disturbing situations. Ladies and gentlemen, it is very important
that you have a working smoke and Co2 detector (not Glenwood).
I cannot believe how many of you take them down or take the batteries
out. YOU are jeopardizing the safety of your family and your
neighbors.
You dont have that right! Please, all of you have a working
detector, make sure you maintain them. What we also found very
disturbing, is how dirty some of your apartments are. Now, the
way you live is your business except when it affects my building
and/or my tenants. My father always said that you dont
have to be rich to be clean. Please make sure your apartment
is clean
or we will ask/demand you to leave our building. As long as we
are on that subject, please make sure all garbage is put in the
dumpsters and we can also use your help in maintaining your hallways.
Please DO NOT take anything from the garbage to your apartment.
It is most likely being thrown out because of bed bugs.
The heat is on. Its time to take out all air conditioners
from your windows (not Glenwood) and put up plastic if you feel
it is necessary. Its also time to take in all youre
belonging from the porches, bikes included. We will give you
until
November 26th, after that we will throw away anything on the
porches.
We have noticed that some of the mail boxes in the buildings look
terrible. The only names that are allowed on the mail boxes are
the ones on our lease. We are going to redo the mail boxes with
the proper names. Do not add names or write on the mail boxes.
To tell you the truth, it is against the law to do so. Thanks
to all of you, the buildings have been quiet and free from trouble.
We appreciate your involvement in keeping our buildings safe.

I realize I say this in every newsletter, (you knew this was coming)
but we must have your rent payment on the first of every month.
We realize that it is tough out there, but it is tough for all
of us. Again, we must have the rent payment on the first.

Flossmoor NEWSLETTER 11/10
Hi Everyone,
I hope this finds all of you well. What great summer weather
we had! It was like the old days. I loved driving up to the building
and seeing people eating and shopping outside of our stores and
restaurant.
Unfortunately winter is upon us. We ask that you take all A/C units out of your
windows. If you feel a draft coming from some windows, we recommend that you
put up some plastic. The boiler has been cleaned and the heat is on. The way
it works is there are sensors around the building that will give us an average
temperature. The heat kicks on when it goes below the set temperature. We have
found unfortunately that depending on the wind, one side of the building could
be colder than the other.
We ask that the people who park outside in the back
move their cars by 8:00 am when it snows, so we can plow the driveway. It’s
a good time for all of you to check the batteries in your smoke/Co2 detectors.
We have had several incidents this summer where tenants have overflowed there
sinks/tubs and have caused considerable damage to the tenant/store below. As
you know, you are responsible for the damage you cause. Which reminds me, I recommend
that everyone see Joe at our All State office and get rental insurance? I want
to thank all of you for doing a better job in throwing out the old fuses and
keeping your hallways clean.
I think as of this newsletter we only have one studio
vacancy. I would love to rent it before the bad weather comes. If any of you
know someone, I will give you $250.00 finder’s fee if we rent to them.
I know all of you realize how important our building is to “downtown Flossmoor”.
We have some great and unique stores and restaurant in our building. We need
all of you to patronize the stores. If we didn’t have these stores there
wouldn’t be a “downtown Flossmoor”.

We are at the office from 10:30am-5:00 pm, M-F and 10:30am-3:00pm
