Congratulations! We are excited that you are considering one of our properties as your next home. Before performing any applicant screening, we are required to disclose to you:

  1. We will consider your application in compliance with Section 42-38 of the Cook County Code (the “Ordinance”) and the Commission on Human Rights’ Just Housing Amendment Interpretative Rules (the “Rules”). With regard to your criminal history, we will only consider convictions that occurred within 3 years prior to the date of your application and whether you are on a sex offender registry or subject to a sex offender residency restriction. We will not consider any information related to criminal convictions that are more than three (3)years old or any covered criminal history as defined in Section 42-38(a) of the Ordinance.
  2. During the screening process, you will have the opportunity to provide evidence demonstrating any inaccuracies in your conviction history, or evidence of rehabilitation and other mitigating factors as described in Section 740.100 of the Rules.

Please review the guidelines below to apply for the opportunity to lease one of our apartments.


  • Each applicant 18 years of age & older must provide a completed rental application & pay the $50.00 non-refundable application fee before the application will be processed.
  • A legible copy of applicant’s driver’s license, or other photo ID, is required and will become part of the completed application. In lieu of a faxed copy of an ID, please take a photo and email it.
  • All household members 18 years of age or older will have their income verified. Income verification must meet the income requirements per the unit.
  • All information on application is subject to verification. Applications will be denied if falsified.
  • Applicants must be able to secure utilities (gas, electric) in their name.
  • Applicants must have no delinquencies nor legal disputes with any previous landlord or management company.NON-REFUNDABLE ADMINISTRATIVE FEE:

In addition to any application fee, a non-refundable administrative fee in the amount of $500 is required with each lease application; this administrative fee is due upon acceptance of application. The non-refundable administrative fee is not a security deposit. This fee is non-refundable for any reason except the denial of an application. If an applicant is not approved, it will be refunded. The Administrative fee will be retained by MLC Properties and Management as liquidated damages if an applicant fails to sign or attempts to withdraw.

If the property owner agrees to allow animals on the property, applicant will pay a non-refundable pet fee (minimum $250 per pet) for each animal brought onto the property before the animal is brought onto the property. Applicant remains responsible for damage done by ANY animal brought onto the property.

All information showing on the credit report is subject to verification, including previous address and place of employment. Credit history requirements may be waived if Applicant has acceptable rental history from MLC Properties and Management within the past 18 months. Application may be denied for unsatisfactory credit history.

Applications are processed in the order received. Backup applications will continue to be accepted until the approved applicant has signed the lease and paid the administrative fee. Once approved, each applicant must sign the lease & be fully responsible for the lease, rent or any fees due.

MLC Properties and Management suggests that the Tenant obtain renter’s liability insurance to cover the damage or injury to the Tenant, his/her/their family, his/her/their guests, Tenant personal property/belongings or any pets living in or visiting the premises. Tenant assumes all responsibility for any damages arising from any cause whatever, unless such damage is the result of negligence of management.

To All MLC Properties and Management Tenants,

I hope this finds all of you well.

2020/2021 As we will be, I am sure that you can’t wait for the year 2020 to end! We are hoping that Covid-19 did not affect you or your families too badly. If it did, our hearts go out for you. This has been an extremely stressful year for all of us. But, we can all see the end of this vicious storm and 2021 has to be better. For those of you who have struggled financially, I hope you reached out to us to work together and get you through this Pandemic.

Although this is already the middle of December and we have had great weather, we know the Cold and snow will be here shortly. Let’s make sure we are all prepared.

  • Please make sure all smoke and Co2 detectors are working. THIS IS VERY IMPORTANT
  • All window A/C units should be removed from your windows. IPH, your A/C’s should be covered. If you don’t have a cover, please call the office.
  • All porches, balconies and decks should be cleared and empty. This is a city code as well as our rule. All items left on the porches and balconies after December 28th will disposed of, there will be no exceptions.
  • Again, we are asking you to pick up after you dog. Our staff WILL NOT pick up after your dog.
  • trash pandaPlease do not leave garbage on the porches or the decks as you know this will attract critters that you don’t want. IPH, please make sure after the garbage is picked up you return your cans. They should not be left on the street.
  • For those who have outside parking, we ask that your cars be removed by 8am so we can plow. Please do not leave your car running with the keys in them. There has been an awful amount of car thefts.
  • The heat is on. Those of you who have radiators we are asking you to keep an eye on any leaks. For those of you who have furnaces, please make sure you change your filters. We will be more than happy to supply you the filter.
  • All bikes should be put in the basements of either the building or you unit. If you don’t know where, call the office.
  • We try our hardest to clear the porches of snow and ice. However, depending on how much or how fast we get the cold and snow it can be impossible to get the porches clear enough to be safe. Please, DO NOT use the back porches if they are snowy or icy.
  • We would like to get away from you calling in work orders. By using your portals there can’t be any miscommunication between you and the office. Please use your portals. If you need help , we can walk you through and show you how easy it 2020 21
  • Because of Covid19 many of you have been working from home. We appreciate that all of you have been considerate of this and have kept the noise level during the day at a minimum. You have all signed a lease that does NOT allow smoking of anything. Please be considerate of this as a child or a senior can be your neighbor. Its been a very trying year and we realize that some of you have suffered in more ways than others, we are respectful of this and we can help if the communication is open. We also know that there are many options out there for where you and your family can live. Once again, we want to thank you for choosing MLC PROPERTIES and MANAGEMENT, Inc. We also appreciate that some of you realize your living in an older building can sometimes be challenging. Thank you for your understanding.

This summer, we enjoyed some of the best weather we've seen in a very long time. I hope you had a chance to enjoy it!

It’s been quite a while since our last newsletter; we would like to welcome our new tenants throughout Chicago and the suburbs. Welcome all!

As I do most fall/winter newsletters, I want to remind everyone who has a porch or balcony that EVERTYTHING has to be removed. This is now a city ordinance, and if we get a citation because your porch or balcony is not cleared off, you will be responsible for the city fine. (You will have until November 12th. to comply.)

Please make sure that you remove your air conditioners from your windows. Our maintenance crews will take care of the air conditioners for Ivy Park residents. The heat is on now, and those of you who have furnaces in your unit will get new filters; please make sure that your furnace is clean. Those of you who have radiators, please make sure that there are no leaks (please take the time to look). If you see any leaks please contact the office via your portal or email. If you experience that your unit is still a little drafty, we suggest you put plastic up over the windows.

This is also a good time to make sure your smoke and carbon monoxide alarms are working. Remember, it is YOUR responsibility to change your batteries and make sure your smoke and carbon monoxide alarms work. If they are not working after you change the battery, please contact the office.

Those of you who have back porches, please avoid using them if they are snowy and frozen.

As you know the city is experiencing a city-wide rodent problem. Please DO NOT leave any garbage at your back doors, decks, etc. Please make sure you put your garbage in the dumpsters. Ivy Park tenants, please make sure you put your garbage out on Monday and BRING IN THE CANS after the garbage is taken out.(THIS IS A CITY REQUIRMENT).

By now you should be familiar with your Tenant Portal where you can pay rent online and send us any type of communication. You can also contact our offices and submit work orders via our website ( As you know, we are big believers in COMMUNICATION.


Please, communicate with us for any need that should arise. That being said, all rent is due on the first of the month and a late fee will be accessed on the 6th. There will be NO exceptions.

As the weather gets colder, people tend to stay at home more, so please remember to be courteous to your neighbors. We all have to live together so please be aware of the hour of the day/night, loud music, parking issues, garbage, etc.; your neighbors will appreciate your consideration. Flossmoor tenants, please continue to support the stores downstairs.

Lastly, we are acutely aware that you have many choices of housing and management companies. We appreciate your selecting our buildings and want your experience with us to be exceptional.

To All MLC Properties and Management Tenants,

I Hope This Finds You and Your Families All Well,

As most of you know, I am a big fan of summer; sometimes I find Chicago winters very depressing.

On the bright side, this winter we welcome a new building in Evanston, another building in Rogers Park and a bunch of units in Little Village and around, WELCOME EVERYONE!

However, with the reality of winter comes some responsibilities we all need to take into consideration:

  • All tenants must have a current lease. If your lease is Not current, please notify the office ASAP.
  • • Please remove everything from all porches and balconies by NOVEMBER 18. There will be no exceptions to this. Ivy Park tenants, please make sure your decks have a clear path out from your back door. Also, please remember there is only so much we can do with ICY and SNOWY PORCHES. If you notice ice or unsafe conditions on the porches, PLEASE DON’T USE THEM!
  • With the exception of Ivy Park, River Trails and Holly Lane, all window A/C units must be removed NOW, please. Those of you who have individual furnaces, please make sure your filters are changed.
    If you don’t have a filter, please contact the office and we will get one for you. For those of you who have radiators, please check to make sure there are NO leaks. If you do see a leak, even a little one, please contact the office with a work order request. The heat is on so it would be good to check now and always keep an eye out. This is also a great time to change the batteries in your smoke and Co2 detectors. These winter months are when MOST fires happen! Protect your family and have a working smoke and CO2 detector.
  • recycleblueAs we tend to be home more in the winter, we all tend to have more Garbage. Please make sure that all garbage is put in the Cans/Dumpsters. As we want to be warm, so do the rodents. If they see food, they may also seek shelter. No garbage should be left out. All recycle garbage MUST be put in the recycle cans ONLY. We are fined if there is regular garbage in the recycle cans.
  • Also, being home necessitates being courteous and respectful to your neighbors. Please consider them when you have guests, listening to music, and play dates. Those of you who live in our pet friendly buildings, no matter how much snow or how cold it is, please pick up after your Pet. I have instructed my team NOT to pick up after your pet.
  • With the Chicago cold and wind those of you who live in our older buildings may want to line your windows with plastic. Your local hardware store and Home Depot have this item for sure.

permit parkingThose of you who have parking, MLC stickers must be displayed on your car. If there is no sticker, your car will be towed. We ask that when there is at least 2” of snow, you move your car by 8:00am so that your space could be cleaned. VERY IMPORTANT, with the holiday season approaching there will be more merchandise delivered to your buildings.

We STRONGLY suggest that you have your packages delivered to a place of employment, a UPS store or a family’s home. The theft of packages is a real problem and it will only escalate at holiday time.
Because of our heat expense, it is crucial that your rent be paid on time.

ALL rent is due on the 1st of the month and is considered late with a late charge after the 5th of the month. Most of you know how to use your portals to pay on line. However, we still will take payments over the phone, mailed to us, or paid personally to us at our office. Our maintenance staff will not accept your rent payment. They do not want to be responsible, as I am sure you can understand.
You can also use your portal to create a work order. Please remember, our team is here to serve you. If you have a problem with your apartment, we can’t help you if we are not told.
Flossmoor Tenants, we have some great new stores downstairs. All the stores are counting on your support. Let’s make sure Downtown Flossmoor is exciting and vibrant by supporting Custom Housekeeping, Country Financial (new) Village Cleaners, Coldwell Banker, Dunning’s Market (new), Express Yourself Salon, Noa Boutique (new) and The Bistro!!!

Lastly, we do not take any of you for granted. We appreciate everyone of you and are humbled that you have selected our properties for your home.

I hope this finds you very well. Although the summer started off not great weather it ended great and as of this date, it is still gorgeous outside! This summer was especially special to me because the Chicago Cubs had a fantastic season and more importantly, it look like we will have a lot to cheer about in the coming years.

Unfortunately winter will be upon us soon and as we do every year, we are asking for your help. Everything and that means EVERYTHING! must be removed from the porches, balconies etc... We will give you until November 9th to have everything removed , if not, our staff will be instructed to remove and throw out. Fargo people, this includes the balconies. All A/C units must be removed from all windows. Please take the time to check your smoke/Co2 detectors batteries. Please test to make sure they are working properly. If you took them down for some reason, please don't be irresponsible, PUT THEM BACK UP! Any cold draft from windows and doors can be stopped by putting up plastic. The heat is on! If you see any leaks from the radiators, please call the office ASAP. As all of you have heard, the city is having a big rodent problem, lets not add to it and make sure you leave NO garbage outside. Because of the cold weather we tend to spend more time inside out homes, please be aware and courteous to your neighbors. All bicycles should be put in the basements, storage or your home. I would also like to remind you if the porches are snow and/or ice covered, please don't use them.

On a personal note, this summer was very busy for us for some reason and i feel that we might not have given some of you the service you should expect. I hope this finds all of you well.

Winter is upon us and from the looks of it, it’s going to be a cold and snowy one. Let’s make sure we are all prepared:

  • Please make sure that all smoke detectors and CO2 detectors are working and you have installed new batteries. Please, this is very important.
  • All window A/C units should be out of your windows.
  • All porches and balconies must be cleared and empty; this is a city law as well as our rule. All items that are left on the porches or your balconies after December 15th will be disposed of; there will be NO exceptions.
  • dog poopOur team has been instructed NOT to pick up any dog poop. We understand that it’s cold, but your dogs poop is your responsibility.
  • Please do not leave garbage on the porches as we know that will attract outside critters that we all don’t want.
  • For those buildings that have outside parking we ask that your cars be removed by 8:00am so we can plow the lot.
  • The heat is on. Those of you who have radiators, please make sure there are no leaks. If you do see a leak please turn the radiator off and either email us a work order or call the office.
  • All bikes should be put in the basements. If you don’t know where, let us know and we will advise you.
  • As we always do, we try our hardest to clear the back porches of snow and ice, however, if the weather is so bad and the back porches are icy, please DO NOT use them.
  • Most all of you are using the tenant portal to pay, report a work order/problem and to see your account. If you are not using the portal and want to, call us and we will show you how. 

As you all know as of January 1,2020 recreational marijuana will be legal. What you also know is that all our buildings are non-smoking buildings (per the lease you signed). We have been relaxed on the smoking situation in the past, reacting only when we get a complaint. The non-smoking rule will also apply for marijuana smoking. Most all our buildings have children living in them and at this time we don’t feel the smell of marijuana is acceptable.

Let’s please be thoughtful of your neighbors with this subject as well as noise, etc..

We realize that some of our buildings are old and some unexpected problems occur. We try very hard not to inconvenience you when we do have a problem but realize we do sometimes. To All MLC Properties and Management Tenants,

I hope you all had a magnificent summer and made some great memories with your loved ones.  On our side we made a big change and relocated our office after 10 years! The good thing is we are still in Rogers Park at our Fargo building (1335 W. Fargo)

As most of you have noticed the days are getting chillier and soon winter will arrive which means there are a few things we have to talk about.

To begin with, EVERYTHING, ABSOLUTELY EVERYTHING! (Including bikes, plants, and chairs) has to be removed from porches/balconies (that goes for our Fargo tenants as well). Please understand this is for safety purposes. You will have until NOV.7th to remove everything! Anything there after Nov 7th will be discarded. 

Next, to officially say goodbye to the warm summer weather we ask that ALL A/C units are removed from the windows to prevent the crisp cold air from coming in. Tenants with forced HVAC please make sure to change the filter. If after removing A/C units you are still feeling a cold draft from your windows you may need to cover all your windows with plastic. The heat is now on. If you see any leaks from your radiators please call the office ASAP!!

 Now, smoke detectors; please make sure they are working properly and you have installed new batteries. This is very important for your safety and everyone around you.

In addition, we would like to remind you all that if the porches /stairs are covered in snow or ice please refrain from using them. Use the front of your building. With the weather getting so cold every living thing is looking for a nice warm home including rats/mice, so please do not leave any garbage outside your apt. Take all garbage directly into the dumpster. DO NOT put garbage next to or on top of dumpsters; also, do not throw garbage from your window/porches. Take EVERYTHING directly INTO garbage can. Chicago is having a serious rodent problem and we have to work together to prevent the problem from getting bigger! Please notify the office if you are throwing out a piece of furniture or mattress; as you know, we get charged for each piece of furniture and we are suspecting that people from other properties are throwing their furniture into our dumpsters, if you see this happening please report it to us as soon as possible.

And last but not least, we want to take the time to thank you all so much for choosing MLC Properties & Management. There are 77 communities and more than 100 neighborhoods but you chose us and for that we thank you and appreciate it, we hope each and every one of you  makes even more memories with your families in these upcoming holidays!
